Off-Plan Property Concept

Buying “Off Plan” is a familiar concept to many property investors. It is best described as investing in a property when it is on the drawing board, as opposed to a completed building, often before a brick has been laid. At this stage, final planning and building permissions will have been granted, but the building work will either not be completed or has not been started. The price of a property at this stage is discounted substantially below the final completed price.

Normally, to buy Off Plan payment would be by a deposit at the point of exchange followed by staged payments until completion. However, our clients have an advantage and better use of their investment capital, resulting in impressive financial returns. Our clients are able to purchase off-Plan property with no capital outlay prior to completion, other than the initial deposit. With typical build times of 12-18 months it gives maximum profit on investment over a short period.

Obviously Off-Plan properties can experience minor modifications, but it is not unusual for Off-Plan investment property to yield between 30-70% gross returns within an average two year period.
